How to read Bali villa rent quotes: yearly IDR leases, effective monthly cost, deposits, utilities, and what BaliProp's price toggle shows.
Most villa listings quote annual rent in IDR (sometimes labeled yearly lease). BaliProp stores that yearly figure and shows effective monthly by default: annual rent ÷ 12. Toggle to yearly display in the header to see the full upfront number owners expect.
Listings tagged Monthly on BaliProp are true monthly contracts, usually at a premium over the yearly equivalent.
A 2-bedroom villa quoted at IDR 180 million per year works out to IDR 15 million per month (180 ÷ 12). At roughly IDR 16,000 per USD, that is about USD 940 per month on screen, but move-in may still require IDR 180 million upfront plus deposit, not USD 940 monthly payments.
The same villa on a true monthly contract might list at IDR 17 to 19 million per month (roughly 15 to 25% above the yearly equivalent). Over 12 months you pay more, but you keep flexibility to leave with shorter notice.
• Yearly rent: often 100% upfront; sometimes 50% + 50% at six months.
• Security deposit: commonly 1 to 2 months on yearly leases; less on some monthly deals.
• Electricity: often not included. Prepaid meters (token) or postpaid bills in tenant name.
• Water and internet: sometimes included in long leases; confirm in writing.
• Pool and garden: often owner pays on yearly leases, but not always.
Budget electricity roughly USD 40 to 120 per month for many villas (AC usage drives cost). BaliProp footer uses this range as a rule of thumb.
• Yearly rent: IDR 180,000,000 (paid day one or 50% + 50% at six months).
• Deposit: IDR 15,000,000 to 30,000,000 (one to two months).
• First month electricity token: IDR 500,000 to 1,500,000.
• Internet install + first month: IDR 400,000 to 800,000 if not included.
• Total cash needed before keys: often IDR 200 million to 215 million for this example, before furniture or scooters.

• Rentals: effective monthly (yearly ÷ 12) unless price display set to year.
• Sales: total asking price, not per month.
• Currency selector in header (USD, EUR, AUD, etc.) affects display only; contracts are usually IDR.

Deposits cover damage, missing items, and sometimes unpaid utilities. Insist on refund timing (7 to 21 days after inspection is common) and photo-backed deductions. See [renting in Bali](/guides/renting-in-bali).
Compare the same bedroom count, area, and lease type. A cheap yearly quote with excluded pool maintenance may beat a higher quote that includes everything. Check map location; approx pins need agent confirmation.
1. Set BaliProp to the same currency and monthly display for all rentals.
2. Filter to one area (e.g. /rent/canggu) and matching beds.
3. Open each listing: note whether pool, Wi-Fi, and cleaning are included.
4. Add ~IDR 1 to 2 million per month for electricity if not stated.
5. Add deposit (one to two months) to your upfront total, not just monthly rent.
