• Electricity (listrik): rarely included on villas; token or monthly bill.
• Water (PDAM or well): clarify who pays and quality/pressure.
• Internet: install fee or monthly if not included.
• Banjar (community) fees: small local contributions; sometimes passed to tenant.
• Cleaning and linen: optional packages on monthly stays.
• Pool chemicals and equipment repairs: check contract default.
• Waste collection: occasional villa compounds charge separately.
• Electricity: IDR 800,000 to 3,500,000 depending on AC hours and villa size.
• Internet: IDR 350,000 to 600,000 per month after install.
• Banjar / security: IDR 100,000 to 500,000 per month in some compounds.
• Cleaning (optional): IDR 400,000 to 1,200,000 per month for 2 to 3 visits weekly.
• Pool service (if tenant pays): IDR 500,000 to 1,500,000 per month.
Deposits are refundable in theory but disputes happen. Deep cleaning fees, missing glassware, or garden damage are common deduction lines. Agree standards up front.
Furniture packs, generator fuel, and pest treatment are sometimes billed as extras on shorter leases.

On a IDR 3,000,000,000 villa (roughly USD 185,000 to 195,000 depending on FX), buyers often budget 5 to 10% on top of asking price for taxes, notary, and legal work. BPHTB alone can run IDR 50 to 150+ million depending on NJOP (tax object value) and local rates. PPAT fees commonly land in the IDR 15 to 40 million range for mid-market transfers. PT PMA setup is separate: often cited USD 3,000 to 8,000+ initial plus annual compliance.

Tenant-side agent fees vary: some owners pay commission, others split or pass through. Ask who pays the agent before viewing extensively.
Off-plan and developer sales may include marketing packages, furniture upgrades, or membership fees. Read the payment schedule.
