Why BaliProp stores prices in Indonesian Rupiah, how FX conversion works, and how to compare rentals vs sales fairly.
Every listing on BaliProp stores price in Indonesian Rupiah (IDR) as the yearly rent (for leases) or total sale price. Agencies quote in IDR locally even when marketing to foreigners in USD.
We normalize to IDR so filters, sorting, and price comparisons stay consistent across all listings on BaliProp.
Choose a display currency in the header (USD, EUR, GBP, AUD, and others from app config). Rates refresh daily from our exchange rate table. Conversion is for display and filtering only; your bank may use a different rate on payment day.
• Rentals: default effective monthly = IDR yearly rent ÷ 12 ÷ FX rate.
• Toggle yearly price display to see the full annual IDR-equivalent amount.
• Sales: show total price in selected currency, not monthly.
1. Listing shows IDR 240,000,000 yearly rent on BaliProp.
2. BaliProp divides by 12 → IDR 20,000,000 per month equivalent.
3. You select USD; app applies today's rate (e.g. 16,000 IDR/USD) → about USD 1,250/month on cards.
4. Toggle yearly display → about USD 15,000/year equivalent on screen.
5. Contract still states IDR 240,000,000; your bank wire may settle at a slightly different USD amount.
Yearly upfront quotes are hard to compare intuitively. Showing monthly equivalent matches how most renters budget, while the footer reminds you that payment is often yearly in one transfer. See [rental costs explained](/guides/rental-costs-explained).
Price slider maxima derive from the p99 of current listings, not fixed caps. Category pages show live median and range in your currency for GEO-friendly comparisons on [/rent/canggu](/rent/canggu) and similar routes.
• Contracts and receipts are usually IDR.
• International transfers: confirm recipient name matches the landlord or PT on the contract.
• Cash is common but get stamped receipts.
• Add buffer for FX spread and wire fees (hidden fees).
Use BaliProp to narrow listings in your currency, then confirm the exact IDR amount in the contract before signing. Rules and rates change; our display is informational, not a payment quote.
Villa A: IDR 150M/year → USD 780/mo at 16,000 FX. Villa B: IDR 200M/year → USD 1,040/mo. The gap is USD 260/mo on screen, but yearly upfront differs by IDR 50 million (~USD 3,125).
